To ensure a safe, comfortable, and respectful stay for all guests (and to help us maintain the pristine condition of our home), please review the following:

1️⃣ Minimum Age & Responsible Booking
• The primary renter must be at least 25 years old and must be present for the duration of the stay.
• Government-issued ID may be requested for age verification.
• Third-party bookings are not allowed.

2️⃣ Occupancy & Visitors
• The home accommodates up to 20 registered guests.
• Only guests included in the reservation are permitted to stay overnight.
• Additional daytime visitors are allowed with prior approval. For large groups or events, an extra fee may apply to cover cleaning and wear & tear.
• Unapproved events, gatherings, or parties are strictly prohibited and may result in immediate cancellation without refund.
• We have noise and smoke detection devices on property.
• We can accommodate events for an additional fee.

3️⃣ No Pets Allowed
• Pets are not permitted at Pine & Poppy Cottages, we follow Virginia rules regarding emotional support animals and service animals.
• We aim to keep the home allergen-free for future guests.
• Bringing a pet without prior approval will result in a minimum $500 fee and possible termination of your stay.

4️⃣ Smoking, Vaping, and Substances
• Absolutely no smoking or vaping of any kind is allowed on the indoors.
• This includes cigarettes, cigars, marijuana, and e-cigarettes.
• You may smoke outside in designated areas as long as you clean up after.
• Violation of this policy will result in a $500 cleaning fee and immediate removal from the property.
• We have noise and smoke detection devices on property.

5️⃣ Pool, Hot Tub & Outdoor Movie Area
• Use at your own risk. No lifeguard is on duty.
• Children must be supervised at all times.
• No glassware near the pool or hot tub—plastic cups are provided.
• Outdoor projector and screen are available for your use—please be mindful of noise levels in the evening.

6️⃣ Check-In & Check-Out
• Check-in: 4:00 PM
• Check-out: 10:00 AM
• Early check-ins and late check-outs may be available upon request for a fee, but must be pre-approved.
• Unauthorized late check-outs will incur a fee.

7️⃣ Rental Agreement Required
• A signed rental agreement is required within 24 hours of booking.
• Entry codes will not be shared until the agreement is signed and returned.

8️⃣ Security Cameras
• For your safety and ours, outdoor security cameras are installed above the garage, front door, and side of the house.
• There are no cameras inside the home or in private areas like the pool or backyard.
• Tampering with or disabling security equipment is grounds for cancellation.

9️⃣ Trash & Cleanliness
• Please bag all trash and place it in the outdoor bins provided.
• If your stay includes trash day, we’ll notify you to roll the bins to the curb.
• Excessive mess or damage beyond normal use may result in additional cleaning fees.

🔟 Severe Weather / Cancellations
• We follow local guidelines in the event of storms.
• Refunds will be granted only in the event of a mandatory evacuation. All other cancellations follow our standard policy.
• We recommend purchasing travel insurance to protect your stay.
